New builds and extensions

Many of the newer homes in Hobsonville, Massey and Kumeū-Huapai have open-plan living areas and large windows. Low sun across a long wall shows every joint, so we stop to Level 4 for most rooms and recommend a Level 5 skim where the light is critical or the paint is dark or gloss.

We work to the builder's programme, and because the same crew can line, stop and paint, there are fewer handovers to manage.

Older homes and renovations

Many houses in Henderson, Glen Eden, New Lynn and Titirangi have stood for decades and been renovated along the way. Opening a wall for a new kitchen, bathroom or wiring leaves new board next to old, and both have to read as one surface once painted.

Older walls also bring cracks along joints, screw pops and earlier patches that show through the paint. We fix the cause where we can, re-stop what needs it, and patch after the electrician and plumber. Where walls are tired or uneven all over, a full skim coat gives a new surface without relining the room. If an older home has textured ceilings, have them tested for asbestos before any sanding or scraping.

Damp sites and drying time

Around Titirangi, Swanson, Waitākere and the edges of the Waitākere Ranges, many homes sit among bush or on shaded hillsides, and some stay damp through winter. That matters for stopping in two ways.

First, board has to be dry and sound before it is stopped. Stopping over damp board leads to bubbling and cracking later, and board that has gone soft from a leak or condensation usually has to be cut out and replaced once the cause is fixed.

Second, compound dries slowly in cold, humid rooms. In winter, allow 24 to 36 hours between coats, and keep the house aired while the work is going on. Rushing the next coat is how shrinkage cracks start.
